Start with the city where the property is located.
The City specifically flags additions for zoning review and possible Mature Neighbourhood requirements before the permit package is submitted.
The City’s addition process also requires Pre-Building Approval from Community Planning before the building-permit package is complete.
The property still needs separate zoning review. Hamilton’s guidance distinguishes permit approval from setback, lot-coverage and other site requirements.
The application must satisfy the Ontario Building Code, zoning and any other applicable approvals.
Before issuance, Markham reviews the proposed work against the Ontario Building Code and applicable laws including the City’s zoning by-laws.
Mississauga’s addition checklist requires the existing and proposed work to be shown clearly and to scale, including a detailed site plan and elevations.
The Town emphasizes the proposed dimensions, location and property-specific conditions before detailed permit preparation.
The addition permit must also meet applicable zoning, Building Code and other municipal requirements.
The City separates the building-permit requirement from zoning and property-specific development information. Confirm the proposal before detailed design.
This is a high-consequence project. Building-code compliance, zoning, structure and site constraints all matter, so check both the design and the property before proceeding.
This makes the early site/grading review part of the critical path. The City publishes separate grading fees and security deposits based on addition size.
