Start by defining the basement project
Finishing an unfinished basement, changing structural walls, adding plumbing and creating a separate dwelling are different projects. The permit path and trades needed may change with the scope.
Write down whether you are changing exits, ceiling height, plumbing, structure, fire separation or unit count before asking for comparable bids.
- Describe the existing basement and intended use.
- Identify any new plumbing, structural, entrance or secondary-unit work.
- Open the Toronto basement permit guide before requesting a fixed price.
Check the Toronto renovation licence
The City of Toronto says businesses providing or advertising building-renovation services generally require a Building Renovator licence. Check the operating name and licence category in the City business-licence lookup; review any conditions shown on the record.
A licence is an administrative check, not proof of workmanship, insurance coverage or customer satisfaction.
- Request the legal and operating business names.
- Search the City business licence lookup.
- Confirm the licence category and current status directly with the City.
Compare bids on the same basis
Ask each company for a written scope including demolition, waterproofing, structural work, plumbing, electrical work, drawings, inspections, allowances and disposal.
Ask who applies for permits and who coordinates each regulated trade. Request recent projects of comparable complexity and references you can actually contact.
