What to do next
- Confirm that the property and proposed unit type are eligible under Pickering's current zoning requirements.
- Define the suite and all associated plumbing, structural, entrance and service work before selecting application documents.
- Check the City's online residential permit submission list, prepare dimensioned drawings and submit the applicable building permit application.
- Arrange required building and fire inspections, then complete the City's ADU registration process before treating the unit as registered.
Official sources behind this page
Pickering's building-permit guidance includes the creation of an additional dwelling unit; the final application and drawings depend on the intended work.
The City describes up to two ADUs on most eligible residential properties, subject to restrictions on dwelling type, location, size and applicable zoning.
Pickering requires additional dwelling units to be registered under By-law 8040/23; registration follows completion, inspections and payment of applicable fees.
The City says building permit fees increased effective July 1, 2026. The total depends on the approved permit category and actual project scope.
